Canadian Mortgage Trends ~ Sept 22nd, 2026
Canada’s 5-year government bond yield held near 3.56% Tuesday after pulling back from its recent peak.
The benchmark was trading at 3.557% around midday, little changed from Monday’s close of 3.568%. That leaves it about 11 basis points above its Sept. 8 close, but below the 52-week high of 3.711% reached on Sept. 14.
Despite the pullback in bond yields, lenders are continuing to adjust their fixed-rate pricing. Recent increases ranged from five to 30 basis points across 1- to 5-year terms, with most affecting 3-, 4- and 5-year mortgages. A handful of 5-year offers moved in the opposite direction, falling by five to 10 basis points.
Variable-rate pricing moved in both directions, with some lenders cutting select offers by five to 10 basis points and at least one raising its rate by 10 basis points. The changes reflect adjustments to discounts from prime rather than a move in the Bank of Canada’s policy rate.
